I'm excited to announce that I've joined The Heyl Group, a Keller Williams team I chose because of what it makes possible for the people across the table from me.
Their stated mission is to transform lives through homeownership. That is already the work I care about. After 600 transactions, the part that still matters is whether a family ends up in a home they can live in, not whether a deal looked busy. I wanted to stand with a group that says the same thing out loud, and then builds tools around it.
A lot of the families I work with are doing the hardest version of a move. They own a house in Katy, Fort Worth, or somewhere between, and they need the next one before they can let go of this one. Selling first means moving twice, or writing an offer that depends on a sale the seller does not want to wait for. The Heyl Group's partnership with Homeward lets a client buy the next home first, move once, and sell the current one without that scramble. I could not offer that sequence on my own. I can offer it now, and I will only offer it when it actually helps.
I also kept meeting buyers who were doing everything right and still losing to a cash offer. That is not a failure of effort. It is how some listings get decided. Being able to write a cash offer, and put the buyer's own loan in place afterward, means I can stand in that buyer's corner when the house has several offers on it. The point is a fair chance at the home, not a trick.
On the selling side, I have never liked asking someone to hand their equity to an investor just to get a fast closing. The group's cash offer still lists the home afterward, so the seller can receive the upside if the market pays more. Speed is useful. Giving away the house is not. This lets me offer certainty without dropping the duty to protect what they have built.
There is a quieter reason too. The group says it puts the customer's needs first, and it backs its agents with people who handle the transaction itself. That matters to me because my clients, many of them working in English and Spanish, should get a clear explanation of the next step from me, not a wait while I am buried in paperwork that a team can carry. Joining means I stay in the conversation.
They already serve Houston and Dallas, which are the two markets where I spend my weeks. The same options can travel with a family who is leaving one of those cities for the other. Waco is not on their list, and I will say so before anyone plans around a program that is not available there.

También seguía encontrando compradores que hacían todo bien y aun así perdían frente a una oferta en efectivo. Eso no es una falta de esfuerzo. Es la forma en que se deciden algunos listados. Poder redactar una oferta en efectivo, y colocar después el préstamo del comprador, significa que puedo estar de su lado cuando la casa tiene varias ofertas. El punto es una oportunidad justa de conseguir la casa, no un truco.
Del lado de la venta, nunca me ha gustado pedirle a alguien que entregue su plusvalía a un inversionista solo para cerrar rápido. La oferta en efectivo del grupo igual publica la casa después, para que el vendedor pueda recibir la ganancia si el mercado paga más. La rapidez sirve. Regalar la casa no. Esto me permite ofrecer certeza sin abandonar el deber de proteger lo que han construido.
Hay una razón más callada. El grupo dice que pone primero las necesidades del cliente, y respalda a sus agentes con personas que se encargan de la transacción misma. Eso me importa porque mis clientes, muchos de ellos trabajando en inglés y en español, deben recibir de mí una explicación clara del siguiente paso, no una espera mientras yo estoy enterrada en papeles que un equipo puede cargar. Unirme significa que me quedo en la conversación.
Ellos ya sirven Houston y Dallas, que son los dos mercados donde paso mis semanas. Las mismas opciones pueden viajar con una familia que deja una de esas ciudades por la otra. Waco no está en su lista, y lo diré antes de que alguien planee con un programa que ahí no está disponible.
